Air conditioning maintenance

Air conditioning is a great way to manage the temperature, movement, humidity and cleanliness of air inside a building. It will cool in the summer months and heat in the winter, providing all year round climate control.

We are often asked this key question: Why is air conditioning a good investment?’

The research documents we have studied confirm that the ideal working conditions for staff in an office, or within the retail environment, are between 16°C and 24°C.

Outside of that comfort zone, stress levels can increase and performance and productivity decrease. Furthermore, poor air quality may lead to low morale and a higher rate of sickness amongst employees.

Air Conditioning can solve both these problems - it will cool and remove a stuffy environment, or alternatively heat a cold one.

Air conditioning systems should be regularly maintained. It is a recognised fact that a regularly serviced air conditioning unit will have a far longer lifespan; it will deliver higher performance; and it will be more energy efficient than a unit which does not receive preventative maintenance.

The installation of your air conditioning system is a major investment. We expect that you will want to protect your investment by both prolonging the life of your system and ensuring that the air conditioning units are running efficiently and economically.

In our experience that the vast majority of expensive air conditioning repairs occur as a result of systems which have not been subject to any regular maintenance or servicing.

Typically when air conditioning is being used in a residential environment, we would normally recommend two service visits per year. For more critical use, e.g. server rooms, trading floors, retail shops and restaurants, there should be quarterly inspections.

Professional air conditioning engineers normally advise that an annual maintenance contract allows for more frequent service visits.
There really is no substitute for practical experience.

We recommend selecting an air conditioning contractor with an in-depth understanding of the latest air conditioning products and technologies combined with an appreciation of 'real life' capabilities.

These contractors will know what products suit which applications best. In many cases, they will complete a full buildings survey and, in detail, recommend the ideal solutions for your premises.

Question:

Should I take my installer’s advice and arrange regular check-ups for my air conditioning systems?

Answer:

We recommend annual air conditioning system check-ups which should be carried out in the Spring. By undertaking this programme of maintenance, the potential for expensive repairs later on is minimised. Additionally, the maintained system will be operating efficiently during the Summer months.

Question:

What actions are carried out to the air conditioning system during preventative maintenance?

Answer:

A wide range preventative measures should be carried out:

1. Filters are checked and cleaned.
2. The evaporator and condenser coils are cleaned.
3. All motors are oiled where required.
4. Condensers are checked.
5. Thermostats are checked to ensure fully working.
6. All electrical fittings and test controls are checked.
7. Refrigerant levels are checked with repairs made to any leaks before more gas is added.

Question:

What can I do to maintain my air conditioning unit?

Answer:

We recommend ensuring that the condensing unit located outside of your premises is not covered up, or blocked in any way.

The efficient operation of the system depends on the condenser unit drawing air into the system. If the condenser is blocked in any way, it will not be able to pull through sufficient air from outside.

If you have covered the external unit during the winter months to protect it from the elements then of course you must uncover it and make sure access to it is clear.
