Mace at Doncasters and Lorien on Millennium

Mace Midlands Burton’s award-winning contractor has won its latest contract to provide air-conditioning maintenance to two leading international companies on Millennium Court.

This latest contract follows the successful completion by Mace of initial air-conditioning installations and associated works at the former head office of Bison Products.

Mace had been originally was called in by the managing agents on behalf of Lorien to undertake works as the engineering company re-located its business to Burton from Fradley Park, Lichfield.

Following a regular inspection and maintenance of the existing a/c systems, as part of the contractors’ original programme of works, Doncasters along with their landlords instructed Mace to refurbish and replace the Second Floor a/c systems and to bring the complete system on that floor right up-to-date.

The air-conditioning for the three-storey offices is delivered by Hitachi systems with sufficient capacity to cool the 11,500 sqm building; one of the show-piece blocks on this key development in Burton’s leading business quarter.

“Energy-efficient and well-maintained air-conditioning is critical in today’s facilities management systems”, pointed out Mace MD Simon Chapman.

“Their operation is now considered integral to the effective organisation and management of every office. There are tight guidelines to follow and standards to be maintained which benefit the employer and importantly the employees”, he added.

Detailed research by leading universities and institutes in recent years, has consistently confirmed that controlled and managed working environments, achieved through air-conditioning and temperature control, plays a major role in assisting staff to work effectively, reducing unnecessary stress and fatigue.

“Our team of engineers have been working outside of office hours to minimise disruption to the operation of the two businesses” added Martyn Brocklesby from Mace.

“It’s another example of our flexibility in special circumstances. It is part of Mace’s winning formula that contributed to our ‘Best of Birmingham Award’ for what the judges called ‘its innovative services and expanding portfolio beyond electrical and security work’”, he added.

Mace engineers will also be responsible for ensuring that the air-conditioning plant and its associated systems are fully operational 24/7, by carrying out twice yearly servicing as part of the contractors’ original contract.

“With these systems providing cooling and heating to offices and premises, their use is no longer exclusively limited to the Summer months”, pointed out Simon Chapman.

“Higher year-round use requires regular maintenance to ensure optimum operational efficiency; and additionally it reduces life-time expenditures on these vital pieces of equipment”.
